According to Fresno MLS records as of today there have been an average of 350 residential single family home sales per month through the end of June. Compare that number with 316 sales during the same period in 2007. While transaction volume has increased over 10% from 2007, the time it has taken to sell a home has increased from 76 days to 83 days. The most notable item comparing the two time periods is in the average sales price. Homes in Fresno and Clovis that sold in the first half of 2008 have dropped from an average of $329,272 ($289,452 median price) during the same period in 2007 to $262,357 ($235,000 median price) today.
